License Requirements

Dealer and broker licenses must be visibly displayed in the place of business at all times. Salespersons are required to carry the license and provide it to law enforcement, the division staff, or anyone the salesperson is doing business with.

All licenses for salespersons and dealers/brokers expire every two years, regardless of when the license was obtained. The next expiration deadline for a salesperson’s license is June 30, 2019. The next expiration deadline for a dealer/broker license is March 31, 2019.

Ohio Revised Code Section 4781.22 (ORC) requires a dealer/broker to immediately notify the division when the employment of any licensed salesperson is terminated. Failure to do so may result in fines or penalties.

Selling five or more homes within a 12-month period requires a dealer license from the division. Renting and leasing homes to others for eventual ownership, as well as land contracts, are equivalent to offering a home for sale.

If selling homes by any means other than cash, dealers, brokers and salespersons will likely need to follow SAFE Act guidelines and must be licensed through the Division of Financial Institutions (DFI), in addition to a dealer's license.
